How hard would it be for an american to move to philippines permanently?

I wanted to move to Thailand but its impossible to get citizenship or a permanent residence visa. How hard would it be in the philippines? (and to own a house maybe too)Ive lived in Thailand so Im not worried about adjusting or anything. I mainly mean the legal side of it. Is there any way to do it that doesnt involve marrying someone? ------
